BOOKING YOUR HOLIDAY

All bookings must be made on the form provided and must be accompanied by a £200 deposit. If you book within 6 weeks of departure the full holiday cost will be due plus deposit. The deposit will be returned within 7 days of the return date if there has been no loss or damage to the property and/or its contents during your stay. If loss or damage has occured you will be charged for the replacement and/or repair at the current rate or cost. You may also be charged for any extra cleaning that was found to be necessary and electricity used due to excessive use of the airconditioning/heating. We will send you confirmation which acts as our acceptance of your booking in accordance with these conditions. The contract is made in accordance with English law and subject to the jurisdiction of English Courts.

LIABILITY

The Owner shall not be liable to the Client or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental and occupation of the property. Holiday/Medical/Travel insurance is strongly recommended.

PAYMENT

The total cost plus deposit must be paid to the Owner at least 6 weeks prior to the departure date. Payment may be by credit card (Visa/Mastercard - 2% charge), cheque or bank transfer. Prices quoted are in pounds but euros are also welcome at the prevailing rate of exchange. Full payment will be due 6 weeks prior to the start date of the booking.

CANCELLATION OF HOLIDAY

We recommend that you take out insurance to cover any cancellation of your holiday. The following cancellation charges will apply:

a) BY CLIENT. If you cancel your booking a charge will be made. The amount of the charge will vary according to when the cancellation is received. All cancellations must be in writing and be signed by the person who signed the Booking Form. If a cancellation is made more than 8 weeks prior to intended departure, only the deposit is forfeited. Otherwise the scale of charges is as follows. 2 - 8 weeks before departure - 50% of booking cost. Less than 2 weeks before departure - 100% of booking cost.

b) BY OWNER. It is unlikely that we will have to alter your booking, however, as arrangements are often made far in advance, events beyond our control may dictate changes. Should we have to cancel your holiday the deposit and any other monies will be returned in full. If full payment has not been received from the Client within 6 weeks of intended departure the Owner reserves the right to cancel the booking and retain the deposit.

OCCUPANCY

Numbers of people in the accommodation are limited to those listed on the Booking Form. Guests are asked not to arrive before 3pm on the day of arrival and to leave by 10am on the departure day , unless special arrangements have been made.
